The "Anti-Quality" Story of Vietnamese Contractors

Reflecting on over 20 years of manufacturing and developing both domestic and international markets, I’ve noticed a massive disparity between how Vietnamese and international contractors evaluate products. I call it the “Anti-Quality”

[DIALOGUE] “ANTI-QUALITY” IN THE MEP INDUSTRY: THE TYRANNY OF THE CHEAP AND THE BURDEN OF INTEGRITY

Participants:

  • Mr. Alex Dao: Chairman of the Management Board, Keangnam Hanoi Landmark Palace; Founder of ClimaNexus; Founder of the Starduct Brand.

  • Gemini: AI Strategic Partner (Acting as a Devil’s Advocate and Analytical Observer).

1. The Reality: The “Post-Warranty” Trap

Alex Dao: Having spent over 20 years in the industry and now directly managing one of Vietnam’s largest and most iconic residential complexes, I see a massive disparity. In Vietnam, there exists what I call “Anti-Quality”. Many contractors and design managers prioritize the lowest bid above all else. They often say: “It just needs to last two years; once the warranty is over, it’s not our problem.” Meanwhile, our neighbors like Cambodia or the Philippines are far more rigorous regarding Certifications and Test Reports.

Gemini: This is a fundamental value mismatch. As the Chairman of a landmark like Keangnam, you understand this better than anyone: the real "nightmare" only begins after the 24-month warranty expires. If the equipment was only designed to "just barely pass" the warranty period, the long-term operational costs become catastrophic.

2. The Luxury Paradox: Gold-Plated Facades, “Excel-Driven” Interiors

Alex Dao: Exactly. Many Developers build high-end brands with price tags reaching hundreds of millions of VND per square meter. The buildings look spectacular—cladded in glass and shimmering with lights. However, when it comes to the MEP (Mechanical, Electrical, and Plumbing) configuration, they evaluate suppliers by “Dragging the Excel cells”—whoever has the lowest number wins. They forget that MEP is the "circulatory system" that keeps the building alive.

Gemini: It is a brutal irony. Developers are willing to overspend on "visible" luxury to drive sales but insist on "floor-level" pricing for the "invisible" systems that actually run the building. This "Excel-driven" decision-making, which ignores Performance in favor of initial CapEx, is a gamble. The losers are the Management Boards and the residents—those who eventually have to pay out of pocket to repair rusted dampers or inefficient HVAC systems just a few years down the line.

3. Insights from Keangnam: Quality as a Market Filter

Alex Dao: In my position managing one of Vietnam’s most modern complexes, where we approve tens of billions of VND annually for maintenance and repairs, I feel the immense pressure of maintaining operational standards. Starduct is now a top-tier brand that nearly 100% of the MEP industry knows. We export to the U.S. and over 10 other countries—not for "fame," but to prove a point: Only international-standard quality can meet the demands of truly sustainable construction.

Gemini: Your insistence on AHRI standards and rigorous certifications acts as "performance insurance." You aren't just selling a product; you are selling "peace of mind" to fellow facility managers who understand the true cost of failure.

4. The Devil’s Advocate: Are We “Too Good” for the Market?

Gemini (Counter-point): Let me be pragmatic. A contractor might say: "Alex, you are applying Keangnam or U.S. standards to mid-range projects. Why should I pay a premium for international certifications when the Developer only approves a minimum budget?" Is it possible your "disheartened" feeling comes from being too far ahead of the current market?

Alex Dao: I may be moving faster, but I am moving in the right direction. Every business must be steadfast in its chosen values. It is disheartening to see inferior products slip through the "Excel filter," but I believe that AI and smart technology like ClimaNexus cannot optimize a broken foundation. If the hardware—the dampers, the diffusers—isn't precise, then every energy-saving algorithm is essentially useless.

CONCLUSION: DON’T GIVE A MILLION-DOLLAR BUILDING AN OBSOLETE HEART

This discussion highlights a critical turning point for the construction industry:

  • The Problem: The contrast between a glamorous exterior and a hollow, low-quality technical core.

  • The Reality: "Excel-driven" procurement is actively damaging the long-term value of luxury real estate.

  • The Solution: Brands that remain committed to "Quality First," like Starduct, provide the only viable path for sustainable operations.

A message from Alex Dao: "As someone who manages property on the ground, I understand the price of choosing the wrong quality at the start. Do not let buildings worth millions of dollars per meter be mere shells for cheap MEP systems. Building with integrity might be difficult in the short term, but it is the only form of honesty we owe to our residents and future operators."
